How often do Malaysian sellers cut their price?
Of 13,393 homes advertised for sale that we watched for a full 30 days, 5.5% reduced their asking price and 0.8% raised it — cuts outnumbering increases 6.8 to one. The median reduction was 3.1%.

The registered sales elsewhere on this site say what buyers paid. This says what sellers did while nobody bought — which is the other half of a negotiation, and the half no source publishes, because it needs the same listings watched over time rather than a snapshot read once.
A cut is not a sale, and this window is not the market's history. A seller who reduced their price in July and has held it since appears here as one who did not cut, because we were not yet watching. That pulls the rate down, so treat 5.5% as a floor rather than an estimate. Only listings already on the market 30 days ago are counted at all — a listing posted last week cannot have been seen cutting, and including it would drag the rate down further.
Observation began 2026-08-03, so the window lengthens as the record grows and these figures should be read as the last 30 days rather than as a long-run rate.
How deep the cuts go
Every reduction observed, banded by size. Most are small — 312 of 2,966 were 10% or more.
A large reduction is not necessarily a bargain. It as often means the first price was never realistic — which is why the registered sales matter more than either asking price.
By state
States with at least 200 listings watched the full 30 days, most reductions first.
A higher share means sellers there are adjusting more often, not that homes are cheaper. Read it beside the state's asking prices and its registered medians.
What this cannot tell you
- Whether any of these homes sold. A listing disappearing means the advert ended, not that it changed hands.
- How long a home has been on the market. The source stamps a listing with the date it was last refreshed rather than first posted, so that figure is not available and is not guessed at here.
- What the home is worth. These are asking prices throughout, and are never compared with registered ones — the two record floor area differently, which is written up in full on the asking prices page.
- The whole market. One portal, carrying what people choose to advertise on it.
