Put up to four developments side by side on registered sale prices rather than asking prices. Only developments with ten or more registered sales can be compared, because a median drawn from fewer is not worth reading.

What this compares

Every figure comes from the NAPIC/JPPH registered sale record — prices that were actually paid and lodged, not prices anyone is asking. That makes it the right basis for comparing a subsale against a subsale.

  • Names are as the register writes them, which is often abbreviated. The same place can appear twice under two spellings.
  • A development spanning several property types has one median across all of them; the type row says when that is happening.
  • Nothing here accounts for floor, view, renovation or furnishing, all of which move a real price.

For a new launch, the advertised price sits in the new project directory instead — and it is an asking price, so it is not comparable with these without care.
