What an asking price is, and is not
An asking price is what a seller wants before anyone negotiates. It is not evidence of value, and it is not what the home will sell for. Malaysian sellers routinely advertise above what the market pays, and the gap varies by area, by property type and by how long the home has been listed.
These figures are not comparable with the registered prices elsewhere on this site. The register records the floor area of a home; listings record land area for landed property and do not say which they mean. Subtracting one from the other measures the difference in how the two sources record size at least as much as any difference in price, so this site does not publish that comparison. Use registered sales for what homes are worth, and this page for what is currently being asked.
For scale: the register holds 509,475 lodged sales, and its median is RM 400,000. That figure describes years of completed transactions; the one above describes today's shop window. They answer different questions.
Asking prices by state
States with at least 30 advertised homes, most listings first.
Size is self-reported by the seller and unverified, so the psf column is left empty for any state where fewer than 20 listings state one.
Asking prices by locality
The 400 localities carrying at least 30 advertised homes, out of 718 with any listing at all. Valdor carries the highest median asking price at RM 5,800,000.
A locality is the area the seller filed the listing under, which is how people describe where they live rather than an administrative district. It does not line up with the districts used on the area pages, and the two are not joined.

What this page cannot tell you
- How long these homes have been listed. The source stamps a listing with the date it was last refreshed rather than first posted, so two thirds of the market reads as under a week old and the median reads as two days — neither is true. Time on the market is being measured from our own observations instead, and needs months of them before it says anything.
- Whether a home sold, or at what price. A listing disappearing means the advert ended; it does not mean the home changed hands.
- Anything about the seller. The source carries names, phone numbers and agency details, and none of it is stored or shown.
- The whole market. This is one portal, and it carries what people choose to advertise on it — which skews towards urban stock and away from homes sold privately or through an agent's own book.
