Important Malaysian property terms without the sales pitch.

Term

DSR

Debt service ratio: monthly debt obligations divided by an income basis. Each bank can define both parts differently.

MOT

Memorandum of Transfer: the instrument used to transfer legal ownership, commonly subject to stamp duty.

RPGT

Real Property Gains Tax: tax on chargeable gains from disposing of real property or real-property-company shares.

PSF

Price per square foot: price divided by an area basis. Confirm whether built-up or land area is used.

Freehold

An interest without a fixed expiry, subject to the registered title and other legal restrictions.

An interest for a stated term. Remaining lease and consent requirements may affect financing and value.

A common Malaysian term for auction property. Vacant possession, title, arrears and financing timing need special care.

The middle observation after sorting values. It is usually less distorted by extreme prices than a mean.
