Property decisions are difficult because the useful evidence is fragmented: transactions, launch information, auction notices, financing rules, legal costs and personal affordability live in different systems. PropTools brings the decision workflow together while keeping the origin and limitations of each number visible.
Independent by design
PropTools is not a government website, bank, law firm, tax adviser, valuer or estate agency. References to public bodies identify data and methodology sources, not endorsement or affiliation.
Current status
The production VPS uses official NAPIC/JPPH registered transaction records with automatic validated refreshes. OpenRouter is connected server-side for grounded explanations, with deterministic calculator answers retained as a safe fallback. New projects, auctions, public authentication and saved workspaces remain separate staged integrations and are labelled accordingly.
